Reservation

Millfield will accept a seven day reservation to hold a unit/lot to give you time to review all the paperwork. A $2,000 check should be submitted with the reservation and will be refunded if an agreement is not drawn up within the reservation period.

Purchase Agreement

Select your preferred floor plan, pick your location and complete a Purchase Agreement. A ten percent (10%) deposit is typically required.

Floor Plan Design Review

It is rare for a builder to agree to modify floor plans to meet a Purchaser's needs. Millfield, however is proud to offer this service at no additional charge.

Financing

We recommend that you meet with a mortgage lender prior to executing a Purchase Agreement. Our Neighborhood Sales Manager can assist you in this regard.

Selection Center Meeting

Our Neighborhood Sales Manager will meet with you at our Selection Center to assist in selecting finishes and upgrades for your new home that will make it uniquely yours.

Construction Plans Review

Based on your selections, Millfield will produce detailed construction drawings for your future home. The Neighborhood Sales Manager will then invite you to a meeting with our construction team to review your construction drawings.

Electrical Walkthrough

Upon issuance of a construction permit, our construction team will proceed with construction. When the roof is sheathed, you will be asked to meet the Neighborhood Sales Manager and the construction team at the construction site to select lighting and outlet placement.

Schedule Closing

Once the home has been dry walled and painted, the Millfield Neighborhood Sales Manager will inform you of the Closing Date. You can proceed at this point to lock-in a mortgage interest rate (if applicable), schedule moving dates, arrange for utility transfers and order title and homeowner’s insurance.

Final Walkthrough

When construction is completed, the Millfield Sales and Construction Team will meet with you to tour the home and explain how various components operate. A ‘Punch List’ is created, if necessary, to record any items that may need attention prior to closing. Millfield prefers a couple of days after the walkthrough to address items on the ‘Punch List’ prior to closing.

Closing

Prior to closing, the construction team will conduct a New Home Orientation with you. Here, the team will explain the mechanicals and demonstrate the operation of home features. Within days following your home orientation, you will sign closing papers and receive keys to your front door. Congratulations on your new Millfield home purchase!
